CERTIFICATE OF IDENTITY

When buying or selling a property, your solicitor may require a Certificate of Identity prepared by a qualified engineer. This is a common requirement where a Certificate of Identity is not already available.

A Certificate of Identity confirms that the property's boundaries, buildings, services and site layout match the details recorded on the relevant Land Registry Folio. It provides reassurance that the property corresponds with the official records and can help prevent delays during the conveyancing process.

At Mulqueen Consulting, we carry out a detailed site inspection and review the relevant property records to verify the identity of the property. Obtaining a Certificate of Identity early in the buying or selling process can help ensure a smoother, faster and more efficient property transaction.
